The airport was permanently closed circa late 2021 to early 2022. Satellite imagery analysis shows the runways were intact throughout 2021, but by mid-2022, heavy construction equipment was on-site, and the demolition of airport infrastructure for redevelopment had commenced.
The closure was a direct result of urban encroachment and the high value of the land for real estate development. As the city of Tijuana expanded eastward, the privately-owned airfield was sold to developers to build a large-scale residential and commercial project.
The site of the former airport is currently an active construction zone. It is being completely redeveloped into a large housing community called 'Valle Imperial Residencial'. The runways, taxiways, and hangars have been demolished and replaced by a grid of new streets, residential lots, and commercial spaces. The airport no longer exists physically.
Aeródromo Maran was a key general aviation facility for the Tijuana area for several decades. It served as a base for private pilots, flight training, air taxi services, and recreational flying. It was particularly known for housing flight schools, such as the 'Escuela de Aviación Maran'. Its distinctive X-shaped runway layout (featuring runways 16/34 and 08/26) made it a recognizable landmark from the air. The airfield provided a vital, less congested alternative to the major Tijuana International Airport (MMTJ/TIJ) for smaller, non-commercial aircraft, supporting local aviation and facilitating private cross-border flights.
There are zero prospects for reopening. The redevelopment of the land is permanent and irreversible. The aviation infrastructure has been completely removed and replaced by urban development, making any future use as an airport impossible.
